Polyfunctionality in the third millennium architecture means efficient resource management.

We all spend time and energy in order to meet
everyday needs. Living, working and moreover shopping or socializing within the same building saves time and energy otherwise spent between different locations.

In the near future, thanks to the continuous growth
of communication technologies, more and more professional activities will be able to operate in independent, isolate locations, much like freelance activities nowadays.

Small office units, private practices and
studios located on the 1st and 2nd floors are
designed as property units common to the upper
levels apartments. 

And since our daily life is not just about work, the functional structure that we suggest is made complete by a commercial express unit and an intimate café-restaurant with a garden terrace.

That way there is both an interior circuit and outdoor contact.

The concept offers support both to those who seek to reduce car addiction and those who start to prefer “the silence” of electric propulsion to the “noise” of internal combustion engines, especially when they plan a trip outdoors.

Thus, each parking space is equipped with a power supply.

In addition, within a 5-minute walk range there are all the electric mass transportation vehicles: tram, electric bus or subway.

And because we refer here actually to nature and wellness, within just a 10-minute walk there lies one of the largest and most complete sports complexes in Bucharest: swimming, tennis, football, skydiving, hockey, athletics, dance, located in a beautiful park with a recreational lake in the center: The National Arena Park.

Even if it is located in a quiet neighbourhood and developed around a church, Delea Noua Church, the building has a doorman, just like the other neighbouring buildings.

His main job is to manage visitors, because it is nevertheless a complex construction.

Its main use remains residential. In order to increase the diversity of resident profiles, the edifice offers, apart from 2 and 3-bedroom apartments, a penthouse built on the last 2 floors, 2015-03-30 with private access to the suspended garden. 

The restaurant’s kitchen is located in the basement, the same as the other resources that necessary for operating it, which means that it has only public areas on the ground floor.

A freight elevator serves the dining hall and goes all the way up to the suspended terrace to please the occupants of the apartments and offices on the upper floors on various special occasions.

From sidewalk, a slot of visibility exposes the generous offer that you will meet in the commercial basement.

It’s not just the visual aspect that the aesthetic
structure of the building aims to. It is a sensory
complex that is surprising in the urban area:

The building’s geometry is generated by a composition of voids that leaves a mark defined by the
ventilated wooden building envelope. It is surprising, because wood as finishing material is
specific to country areas.

And it’s that precise feeling that was sought, but without suggesting a rustic feature that is incompatible with the city.

This facade treatment has, as I said, a pluri-sensory function: Visual. The voids’ (marks) size is proportional to the size of the buildings on the opposite side: tall
buildings across Agricultori Street and low
buildings across Agricultori alley.

Each mark has a special colour, as a result of the same type of wood being treated with 4 different tones of
Mordant. Acoustic. The discontinuous finish of the wooden shims set on concave surfaces creates special
acoustics because part of the street noise is absorbed
in the louvers between shims.

At the same time, concavity reflects sound in a way
encountered only indoors, thus creating the
impression2015of-03a-30protected area.

Olfactory. The fragrance of materials is directly proportional to the air contact surface. Wooden shims are set in a discontinuous manner,
thus gaining contact with the atmosphere on a
doubled surface (front and back) as opposed to the
case when shims create a continuous surface.

Tactile. Whether you walk on the footway inside the concave facade or you sit on one of the
building’s terraces, you are in direct contact with
the same warm material.

And last but not least, this facade treatment has also a purely functional role: that of shading the exterior wall during the hot summers of Bucharest
and actually contributing to a decrease in electricity consumption used for indoor cooling.

It’s true. It’s not just the aesthetic concept or the functional structure that gives value to a building. Location also matters a lot, or accessibility to be more precise. Agricultori 136A is connected to the first street traffic circle, on the inside, but it is also directly connected to the center of the city by two of the radial traffic arteries: Decebal Boulevard and Calea Calarasi.
